Weather sealing is what makes a door last. A door set without proper flashing, weatherstripping and a sealed threshold will leak air, then water, then rot the jamb from the bottom up. On the Gulf Coast that happens faster than people expect.
Permits, wind load and when a licensed contractor is required
Replacing exterior windows and doors in this part of Florida is not the same as swapping an interior door. Much of Sarasota and Charlotte County sits in a wind-borne debris region, which means exterior openings are subject to wind-load and product-approval requirements, and the work is generally permitted and inspected.
What that means in practice: we will tell you at the walk-through whether your job is a straightforward replacement we can carry out, or whether it falls into permitted work that has to go through an appropriately licensed contractor. Where it does, we coordinate with them rather than working around the requirement — and we would rather lose the booking than put an opening in a Florida house that will not stand up to a storm or pass an inspection.
If you are replacing windows for impact protection or insurance reasons, say so early. The product approval paperwork matters as much as the installation, and it is what an insurer will ask for.
Things worth knowing before you order
Measure the opening, not the old door. Houses here settle and openings go out of square. We measure before anything is ordered, which avoids the most common and most expensive mistake on this kind of job.
Block walls change the install. Exterior openings in a block house are framed differently from a timber-framed one. Anchoring, shimming and sealing all work differently, and a door set like it is in a frame house will move.
Sliders are mostly about the track. A patio slider that is hard to move is usually rollers and a worn track rather than the door itself. Sometimes that is a repair, not a replacement, and we will say which.
Screens and lanai doors take a beating. Sun and salt shorten their life, and they are cheap to put right. Worth doing at the same time as anything else out there.

Permitted exterior work, where it applies, is quoted separately along with the licensed contractor's scope.
FAQ
Do you supply the doors and windows or do I buy them?
Either. If you supply them, there is no material markup — labour only. If we source them, we add 15–20% material handling and you skip the ordering and the collection.
Will replacing a window damage the drywall?
A retrofit into the existing opening usually causes none. Anything that opens up the framing will need drywall patching and paint, and that goes in the estimate up front rather than appearing later.
Do exterior windows need a permit here?
Usually, yes — much of the area is a wind-borne debris region, so exterior openings carry wind-load and product-approval requirements and the work is inspected. We will tell you at the walk-through which side of that line your job falls on.
Can you put a door where there is no opening now?
Cutting a new opening in a block wall is structural work. It goes to the appropriate licensed contractor, and we will say so rather than taking it on.
My slider is impossible to move. Does it need replacing?
Often not. It is usually the rollers and the track. We will look before recommending a new door.
Can you fix a door that sticks in summer?
Yes, and it is usually an adjustment rather than a replacement — timber doors and jambs swell with the humidity here and the same door is fine in February.
Do you do impact windows?
Tell us at the walk-through if that is what you are after. Impact replacement is permitted work with product approval paperwork attached, and we will be straight with you about what we can carry out and what has to go through a licensed contractor.
Can you re-screen a lanai?
Yes. Screens and lanai doors take the worst of the sun and salt and they are inexpensive to put right.
