What is not handyman work
So nobody wastes a trip: rewiring, new circuits, panel work, plumbing rough-in, re-routing drains, anything structural, roofing and HVAC go to licensed specialists we work with regularly. We will tell you on the phone if what you are describing is one of those, and we are happy to point you at someone rather than take the booking.
The simple replacements above are like-for-like on connections that already exist and are in good order. The moment a job needs a new circuit, a moved line or an opened wall, it stops being handyman work and we say so.
Two-hour minimum per visit. Small jobs are genuinely welcome, but we bill two hours minimum ($150) because travel and setup cost the same whether the job takes twenty minutes or two hours. If the list is longer, that works in your favour — we get through a lot in a day.
Things that come up constantly around here
Doors that stopped closing. Humidity swells timber doors and jambs through the summer, and the same door that was fine in February drags in August. Usually an adjustment rather than a replacement.
Mounting anything to a block wall. Exterior walls in most homes here are concrete block behind the drywall. A TV bracket or a heavy shelf needs the right anchor into block, not a drywall toggle that will pull out with the first grandchild.
Caulk that has given up. Around tubs, showers and exterior gaps, the heat and humidity shorten its life. Cheap to redo, expensive to ignore — most of the water damage we repair started as failed caulk.
Getting a house ready after a season closed up. Snowbird homes come back with stiff doors, mildew spots, dead batteries in everything and a list of small things. One visit usually clears it.
Punch lists before closing. Realtors send us these. A tight list, done in a day or two, so an inspection report stops holding up a sale.

How fast can you come out?
Usually within two to three business days for standard work, and the same week when something cannot wait.
How do you charge?
Small jobs are hourly plus materials with a two-hour minimum. Larger lists get a flat-rate estimate up front so you know the number before we start.
Can you replace a light fixture or a ceiling fan?
Where the wiring and the box are already there and in good order, yes — a like-for-like swap. New wiring, a new circuit, or a box that needs to be added or moved goes to a licensed electrician.
Can you fix a leaking faucet?
A faucet swap or a washer on existing supply, yes. If the problem is in the line, the valve body or behind the wall, that is a licensed plumber's job and we will tell you straight away.
Can you mount a TV on my exterior wall?
Yes, and it needs block anchors rather than drywall fixings — the wall behind that drywall is usually concrete block. Tell us the TV size when you call.
Do you do punch lists for a closing?
Yes, and we are used to the deadline. Send the inspection list and we will tell you what we can clear and what needs a licensed trade.
Is there a minimum, even for one small thing?
Two hours, $150. It is the honest way to price a visit — and if you have other small things on the list, now is the time to mention them.
Do you work on rentals and seasonal homes?
Often. We can work from a key or a lockbox and send photos when it is done, which is how most of our out-of-state owners handle it.
